Texas Homebuying: How to Read Your Loan Estimate and Cash to Close
By Ross Monsen, NMLS #1579300 • Updated October 14, 2026
Quick answer: Read the full Loan Estimate before comparing mortgages. The rate is only one part of the picture; payment components, costs, credits, and cash to close all matter.
Start with the first page
The Loan Estimate shows loan terms, projected payments, and estimated closing costs. Check whether the loan amount and product match what you discussed. Look for taxes, insurance, mortgage insurance, and any costs not included in the quoted payment.
Review the cost details
Separate lender charges from third-party charges and prepaid or escrow amounts. Points can reduce a rate but require upfront money. Lender credits may reduce upfront costs while affecting pricing. Compare estimates using similar timing and assumptions; a low payment with missing insurance or taxes is not a useful comparison.
An illustrative cash-to-close calculation
Assume a purchase requires $20,000 down and $10,000 in closing and prepaid costs. If $5,000 of earnest money was already paid and an allowable $4,000 seller credit applies, the simplified remaining cash is $21,000: $20,000 + $10,000 − $5,000 − $4,000. Actual credits, adjustments, and costs paid before closing must be reconciled on the disclosures. Seller-credit limits depend on the program.
Texas property expenses deserve attention
Request property-specific tax and insurance estimates. Ask what assumptions were used and whether any exemption is confirmed for you. Do not assume a seller’s tax bill or insurance premium will become yours unchanged. An escrow estimate is also not a guarantee that taxes or insurance will remain constant.
Before closing
Compare the final Closing Disclosure with the Loan Estimate and ask for explanations of differences. Confirm the final cash amount through your closing team. Verify wiring instructions using an independently trusted phone number; do not rely on an unexpected email changing instructions.
