Find the right starting point.
Your income, credit, down payment, property, and goals determine which mortgage options may fit. These summaries explain common programs; they do not establish your eligibility or confirm that every product is available through our current lenders.
FHA loans
FHA-insured financing may allow a down payment as low as 3.5% for eligible borrowers. Mortgage insurance and lender requirements affect total cost. FHA is not limited to first-time buyers. Learn from HUD.
VA loans
Eligible veterans, service members, and certain surviving spouses may qualify for VA-backed financing. No down payment may be available with sufficient entitlement and an acceptable appraisal. A funding fee may apply unless exempt. Learn from VA.
USDA loans
USDA’s Guaranteed Loan Program may offer no-down-payment financing for eligible borrowers purchasing a primary residence in a USDA-eligible rural area. Household income must meet the program’s limits, and the borrower and property must satisfy USDA and lender requirements. Closing costs and program fees may still apply. Learn from USDA.
Conventional loans
Conventional financing offers several options for purchases and refinancing. Some eligible programs permit low down payments. Private mortgage insurance is generally required with less than 20% down, depending on the loan structure.
DSCR investment property loans
Some lenders offer business-purpose investment property loans that evaluate rental cash flow relative to the property’s mortgage expenses. Credit, down payment, reserves, appraisal, lease documentation, and possible prepayment penalties still matter. Requirements vary by lender.
Self-employed mortgage options
Business owners may qualify using traditional tax-return analysis. Certain alternative-documentation programs may use eligible bank deposits or other lender-approved documentation. Gross revenue is not automatically qualifying income, and a borrower-prepared P&L does not guarantee approval.
Credit challenges
A lower score, limited credit, or past credit event requires a review of the whole file. We can discuss what needs to be resolved and whether another available program merits consideration. Approval is never guaranteed.
Compare the full cost
Review rate, APR, points, lender fees, mortgage insurance, estimated taxes and insurance, and cash to close. Ask whether the loan has a prepayment penalty and how long you expect to keep it.
