VA Loan Denied? How One Veteran Got Approved With a Better Rate and Lower Closing Costs

By Ross Monsen • The Mortgage Standard Group, LLC

One of my favorite success stories involves a military veteran relocating from Kentucky to Texas.

He originally applied for a VA mortgage through a well-known bank with “veterans” in its name.

It’s understandable why he chose them. Many veterans assume that a bank whose name specifically references veterans must be the most knowledgeable about VA loans and offer the most competitive rates and closing costs.

But a lender’s name doesn’t necessarily tell you who has the best mortgage expertise or the best deal.

Unfortunately, this veteran’s experience was frustrating.

He had several challenges, including less-than-perfect credit, a recent bankruptcy, and an inconsistent employment history. After spending considerable time working with his original lender, he was ultimately denied.

By the time he contacted me, he had nearly lost hope.

He was understandably hesitant to start the mortgage process all over again.

What I Discovered That Made the Difference

When I reviewed his financial situation, I approached the application with a completely fresh set of eyes.

One of the biggest challenges was that he was relocating from Kentucky to Texas and hadn’t started his new job yet.

But here’s what many borrowers don’t realize:

Depending on the loan program and specific underwriting requirements, it may be possible to qualify for a mortgage using income from a new job you haven’t started yet.

Documenting the New Employment Offer

In his case, I was able to obtain and properly document his new employment offer, allowing us to use his qualifying income under the applicable loan requirements.

An offer letter alone does not guarantee qualifying income or loan approval. The lender must verify the employment and determine that all applicable program and underwriting requirements are met.

I also took the time to evaluate his bankruptcy history, credit profile, and employment background to determine how we could structure a loan that met the necessary guidelines.

And the outcome?

In less than one month, I helped him secure a mortgage approval and move forward with purchasing his home in Texas.

The Best Part? He Also Got a Better Deal.

Getting approved was only part of the success story.

I was also able to offer him a lower mortgage interest rate and lower closing costs than the terms he had previously been offered by the original lender.

Think about that.

He had been working with a bank that specifically marketed itself to veterans, yet he ended up with both a successful mortgage approval and more competitive financing terms by getting a second opinion.

That’s why I encourage borrowers to look beyond brand recognition when choosing a mortgage lender.

Just because a company has “veterans” in its name doesn’t automatically mean it has the best rates, the lowest fees, or the right solution for your financial situation.

This comparison describes this client’s experience, not a promise of lower rates, lower costs, or approval for another borrower. Mortgage pricing and eligibility depend on the individual transaction and market conditions.

The Lesson for Homebuyers

A mortgage denial isn’t always the end of the road.

Sometimes it’s an opportunity to have someone else review your financial situation, explore the available guidelines, and approach your application differently.

This veteran went from being discouraged and denied to becoming a Texas homeowner in less than a month.

That’s why I do what I do.

At The Mortgage Standard Group, my goal isn’t simply to quote a rate or take an application. It’s to understand your complete financial picture, find legitimate solutions to challenging situations, and help you obtain competitive financing.

Because who you work with matters.
